How Often Should You Wash Your House?

How often should you wash your house?

Most people clean the interior of their homes daily.  If you have small children or pets like us, you probably clean your home several times throughout the day! We clean the interior of our home so often that we often think of hiring a maid service. Some of you may already do that. But why? It’s simple really. A clean house is safer, more comfortable to live in, and definitely more appealing to the senses! It just makes us feel more at home when we live in an organized and clean environment.

So why would we want to clean the exterior of our home? Doesn’t rain and wind wash away the things that make our house dirty? Not by a long shot.

The number one reason we keep the exterior of our home cleaned is for appearance. We are simply more proud of our home when it is clean and well-kept. Curb appeal is very important for most home owners. The visual appearance of your home also plays a large benefit in your home’s perceived value.
How often do we drive by a neighborhood and notice nearly half or more of the homes in that neighborhood are dirty and covered in algae? It’s not often that we see those homes and think, “Those are some nice homes.” Dirty homes drive the property value down!

Did you know that giving your home a good wash once a year is actually beneficial to you and your family’s health?

The eaves, soffits, cracks, crevices, and overhangs on your home are ideal hiding places for insects, spiders, and other nasty creepy-crawlers. These places are also perfect places for mold, mildew, and algae to grow. If your home is left untreated for too long, you could start seeing tiny eco-systems growing all over your home!

So what’s the benefit to your health?

Do you or any members of your family suffer from seasonal allergies? It’s not uncommon for most people to get the sniffles and sneezes during peak allergy season. But what about people who suffer from allergies all year around? Chances are, they are exposed to the very allergens that are making them sick all day long! All those mold and mildew spores that are hiding on your home’s exterior surfaces are migrating into your home, contaminating the air and creating an unhealthy environment for your family.

So how often should your house be washed?

We recommend washing your home once a year whether you can visually see mould, mildew, or algae growth or not. These micro organisms will avoid sunlight by growing in the cracks and crevices of your home’s exterior surfaces. When you finally see the growth on surfaces such as siding, soffits, or gutters, you’ve waited too long.

What makes our cleaning process different?

It’s 2019. The days of using a high pressure, pressure washer to clean everything are over. We use a much gentler process. It’s call soft-washing. We apply a detergent based solution to your home’s exterior surface using dedicated soft-washing equipment. Our equipment is capable of washing up to four stories high from the ground at only 70 PSI to 150 PSI! That’s about the same as the pressure coming out of your garden hose. After about 10 minutes, our solution will completely eradicate any and all organic growth on your home’s exterior surfaces. We then rinse the solution off your home leaving it clean, bright, and visually appealing again!
If you’re interested in having your windows cleaned up to perfection after having your home washed, we can take care of that for you the same day. Click here for more information. Residential Window Cleaning

Commercial Power WashingA beautiful store front is essential if you want to give your customers an excellent first impression of your store. Wash Rite exterior cleaning staff will help ensure your business looks its best every day.

What Will A Exterior Wash Clean, And Why Is It Necessary?

1. Signage
Signs are important because they give consumers an idea of what to expect as a customer and a name to associate with that experience. Similarly, if your storefront signs are covered in filth, customers will be left with a lousy image to relate with your company.
2. Floors
The floor is, perhaps, a customer’s first clue to your sanitation practices, especially if you own a restaurant. Customers want to know that their food will be prepared under safe conditions; grime-filled grout and greasy floors will not convince them.
A dirty floor isn’t just unsanitary though — it’s dangerous. Customers could slip or fall, and might even file a lawsuit. Either way, its not the sort of reputation you’d want for your business.
3. Dumpster Pad Area
While this area might not be at the front of your store, it is likely nearby. Even if garbage is collected often, bacteria is sometimes left behind. Over time, dumpsters will develop an odor that will drive potential customers away.

Why Choose Wash Rite Exterior Cleaning?

Accept no imitations! Wash Rite is a fully insured franchise network with many many year's experience. With specially designed equipment, Wash Rite will provide your business with customized service at an affordable price.

3 Ways To Keep Spiders Away

It’s that time again! Spider season. Spring is the special time of year when a spider’s biological clock starts ticking harder than Octomom's. August is usually the prime time for male spiders to start seeking a mate. Spiders are usually solitary, but when it’s time to find a partner, they begin to emerge in droves. I know some are going to rail against the murdering of these eight-legged freaks, but for us arachnophobes, we see things differently. Here are some easy ways to keep Charlotte and her web from bothering you and your family.
  1. Keep a Tidy Home
Everyone knows the phrase, “A clean home is a happy home”, but have you heard, “A clean home is free from spiders”? No? Well, it’s true. The cleaner your home is, the fewer places spiders will have to hide or play. Spiders love cold dark places, so your basement or cellar is a perfect hiding spot. Removing all cobwebs and regularly cleaning duct work can help prevent arachnids from setting up shop. Getting rid of clutter and moving storage bins will help because they won’t feel safe if they are constantly being disturbed.
  1. Peppermint and Horse Chestnuts
If you are looking for a natural repellant, nothing will work better than peppermint oil. Mix a small amount of oil and dish liquid in a spray bottle with water. Spray window sills and around the base of your home inside and out. If you repeat this weekly, it will help keep spiders away. A not so proven method of repelling spiders is the use of horse chestnuts. Horse chestnuts look a little scary and are in fact very poisonous, but it seems like any evidence is anecdotal. There are a lot of people who swear by horse chestnuts, and houses surrounded by the plant seem to be spider free.
  1. Clean Your Gutters
That statement is a little misleading. Cleaning your gutters won’t completely remove your spider problem. The theory behind cleaning your gutters, however, will absolutely help. Removing a spider’s food source will starve the spiders away. Cleaning up a cluttered yard or removing brush can go a long way to getting rid of spiders. Any place that gathers standing water will be a breeding ground for insects and a buffet for spiders. So make sure your gutters aren’t clogged. This will eliminate another area for creepy crawlies to breed and eat.
Ok, so spiders aren’t ALL bad (see image above). They can provide some benefits. They will help control mosquito, ant, and termite populations. But for some of us, the trade off isn’t enough. Following our hints will go a long way to getting rid of your spider problems, but an exterminator might be needed. It is also wise to be careful approaching or killing spiders you aren’t familiar with. Almost every state has at least one poisonous spider. While most aren’t life threatening, a bite might be extremely painful.

GIVE TO GET IN BUSINESS

In business and marketing there is an important motto i was taught early in my business career, And that is you must give to get! What does that mean? you might ask.

When it comes to any form of marketing and or customer acquisition you must offer your customers some sort of value before asking them to hand over there hard earned money. For example when you have a facebook page for your business don't make every post or even every second post asking for clients to buy of you or to use your service. Make sure the majority of your post's are good quality content that has value to your client base. The content maybe a good blog post about the industry your business is in, It could be helpful tips, or important news that will effect your business and or your clients.
Once your follower see your page or marketing material has value they are more likely to keep on following you and they will build trust in your brand which will bring them back time and time again to buy from you.

The biggest mistake a lot of small businesses make is always asking for there customers to buy now, Instead of the business offering something to the customer first, This will make the customer feel like they owe you and in turn will buy from you. Now what you as the business gives the customer does not have to cost much at all if anything, A good example is in one of my business Wash Rite which is a house and roof washing business we send our a monthly news letter, In that newsletter there is always a section of free tips to keep your home looking great, There will also be a small section on up coming events in our local community and finally we always through in a discount coupon to another local business we partner with. The rest is all promotional material about Wash Rite and how they can use our service.

By operating your business in this way you will engage with your customers more, and you will also build a well know brand in the area you operate and your clients will stay using your products or services longer as they feel they get great value from being your customer.

WHY SHOULD I GET A MOSS & MOULD ROOF TREATMENT?

WHY SHOULD I GET A MOSS AND MOULD ROOF TREATMENT?

 http://washrite.co.nz/services/roof-wash/
A common question asked is why should i get a moss & mould roof treatment on my roof? Well the answer is simple, Your house is your biggest investment and the roof covers and protects your house. So by maintaining your roof your roof will not leak, will last much much longer and your house will have a much better street appeal and will not only retain its value but will grow in value.

You may ask yourself why moss, mould, and lichen grows on your roof? Moss, Mould and Lichen will grow on your roof for a couple of main reasons. First your roof is what covers your house from rain so that means your roof is a damp locations alot of the time, Unlike the walls of the house the roof is not vertical so the slop on the roof allows the moss and mould spores to latch on before they are washed away. Something as small as a roofing nail or crack in a tile can be enough for the spores to get caught and start to grow and multiply and soon cover the entire roof.

Some people might ask is there a basic and or cheap way to stop this from happening? The simple answer is NO, you will never stop the moss, mould, and lichen spores from landing on your roof. What you can do is make the environment harder for them to grow and multiply and there is a few simple steps to take to do this.
  1. Trim all tree's and bushes away from the house, Direct and consistent sunlight is a great way to stop the spores from growing, Moss, mould and lichen love damp shaded places and this is why you will see a heavier contamination on the southern side of the roof in the southern hemisphere and the northern side of the roof in the northern hemisphere.
  2. Another simple idea is to keep your gutters cleaned out, if there blocked they will hold and retain water which is all the moisture needed for the spores to grow and multiply so keep them clean and free from blockages.
 http://washrite.co.nz/services/roof-wash/
The best long term way to protect your roof is to get a professional company like Wash Rite to come once a year and apply a moss and mould roof treatment spray over the entire roof. What this will do is kill and the current moss and mould growing on your roof and will leave a residue layer that will keep on killing any new spores that land on the roof for up to 18 months in optimal conditions but yearly treatments is highly recommended.

As it can take anywhere from 12 to 30 weeks post treatment for all the current moss and mould to die and fall away to leave a nice clean roof you may be in need for a faster option, So speak to your professional roof cleaning company for other options. I do know that Wash Rite does have a full roof clean option which will have your roof nice and clean that same day which is great if your putting your house on the market and are about to get the promotional pictures taken.

We also highly recommend you speak to your insurance company as its starting to become common practice in the past 3 years for insurance company's to deny policy's if your roof is not clean and maintained. The insurance company's are well aware that the roof protects the house and is an integral part of the water proofing system of a house. As you will see in the video below they are cracking down on poorly maintained roofs.
So don't get caught out with a dirty roof and no insurance.
A new roof in New Zealand will cost anywhere from $1500 to $35000 but a moss and mould roof treatment will cost anywhere from $180.00 to $300.00 depending on your roof size and a full roof wash starts from $450 to $650.00 .

Troy Hillard Owner of Wash Rite said call us and we will send one of our reps around to offer a free quote to remove any and all moss and mould or to treat it to stop its return.

6 Surprising Tips To Clean Concrete

6 Surprising Tips To Clean Concrete

Summer in New Zealand means BBQs, swimming, and outdoor activities. And, with the kids not in school than the kids will be spending most of their days outside playing, running, and having a good time. Whether it is a BBQ, swimming, sidewalk chalk drawing, or some other activity, a surprising number of summer activities revolve around concreted areas. Here are 6 somewhat surprising household items you can use to keep your cement clean and safe for you, your kids, and any guests you may have for those fun summertime activities.

  • Ammonia: effective at cleaning discoloration from your concrete. Mix 1 cup of ammonia with 3 liters of water and scrub the discolored concrete. Hose the cement down when you’re done.
  • Diet Coke: Surprised? Well, don’t be Diet coke is actually really great at removing rust stains from cement. Use coke zero with hot water and scrub the rust stained concrete areas.
  • Oven-Cleaner: Spray those spots of oil, grease, and transmission fluid with oven cleaner and let stand for 10 minutes. Scrub with a stiff brush and then hose of. For extra tough stains try multiple applications on your concrete.
  • Pepsi: Oils stains can be vanquished from cement with some cola. Here’s what you’ll need. Cat litter, cola, stiff bristled broom, a bucket, laundry detergent, bleach, and protection for your hands and eyes.
  • WD-40: Great for removing oil stains from concrete. Simply spray the area with the stuff and hose it down with water.
  • Baking Soda: Okay so this article is mostly about cleaning your concrete this Summer to keep your cement patios, driveways, walkways, and poolside areas clean and safe. However, to keep your concrete truly safe, it starts long before the Summer. In the cold New Zealand South Island winters, try using baking soda to melt ice on your concrete and cement walkways, patios, and driveways. It is less abrasive and harmful to your concrete.

10 Roof Maintenance Tips from Wash Rite

Wash Rite www.washrite.co.nz

10 Roof Maintenance Tips That Save Money and Unnecessary Headaches

Installing a new roof can be expensive and it’s usually a major disruption for most Homeowners. That’s why inexpensive inspections and maintenance on a regular basis make perfect sense. A well designed roof maintenance program will keep your roof functioning properly, keep your warranties intact, and ensure that you get the maximum useful life from your roof.

  1. Inspect the roof on a regular basis: Inspections are designed to find minor issues before they become major issues. You should schedule inspections before or after seasonal changes and after major storms. A proper inspection will always include looking in the attic for leaks.
  2. Keep your roof free and clear of debris: minor debris such as leaves, small limbs, and sticks can damage your roof, prevent proper drainage, encourage algae & moss growth, and encourage wood rot.
  3. Inspect / repair seals, joints, and flashing: These are the most frequent spots for leaks and should be regularly inspected for damage. Flashing covers entry points into your roof including the vents, exhaust pipe, and chimney, and it’s often a hotspot for leaks. Look for rust, cracks, and dried out or loose sealant.
  4. Repair problems quickly: Roof problems don’t go away, they just get worse with time and more expensive to fix.
  5. Keep your gutters clear: Gutters are a critical, but often overlooked, part of your roofing system. They allow for the proper drainage that’s necessary for the roof to function properly. When gutters back up, serious water damage and ice damming can occur.
  6. Trim trees away from the roof: Tree limbs hanging down over your roof, or even on it can be a serious hazard. Not only do they put you at risk for broken limbs falling on the roof, they can wear down and damage shingles. Tree limbs can also encourage squirrels and raccoons to gain access to your home. Keep in mind that they may be closer to your home than you think: tree limbs are often flexible and can swing several feet during a storm.
  7. Look for signs of animal and insect damage: Rodents, birds, bats, and bees can cause serious damage to your roof if they decide to make it their home. Inspecting for intrusions can prevent major damage and/or infestations.
  8. If you live in area that experience it, clear heavy snow in winter as quickly as possible: Heavy winter snow accumulation can cause a roof collapse. If your roof is not shedding snow quickly enough, hire a professional to remove it. In New Zealand even though in some area's we receive winter snow falls in general our roof's are not engineered to hold heavy snow falls for a long period of time.
  9. Avoid harsh cleaning methods: Roofs throughout New Zealand experience discoloration due to algae growth. And while a clean roof looks MUCH better than a stained roof, harsh cleaning methods or repeated cleaning often do more harm than good. NEVER allow high-pressure to be used on your roof. Roof Cleaning should always be done by a trained professional and should always be done in conjunction with a proper roof inspection.
  10. Document your repairs and maintenance: This will help you keep track of your expenses as well as provide you with the proper documentation you may need in the case of a warranty or insurance claim.

With proper maintenance, you can maximize the life of your roof while minimizing the overall cost. This will allow you to save money and avoid unexpected emergencies while keeping your home and family protected.

For best results, consider our very affordable Roof Inspection and Moss and Mould treatment program. Our employee's are trained to address all of these items and more. And we’re certified to offer the best warranties in the business.

DONT LET BLOCKED GUTTER DAMAGE YOUR HOUSE

Wash Rite Gutter Cleaning hamilton new zealand
I'm dealing with piles of leaves in my yard and worrying about all the debris such as acorns, pine needles and small twigs that are hiding in and filling up my gutters. Do I have to clean the gutters, or is this a chore I can put off for a bit longer?
Wind, rain, leaves and tree branches create lots of yard chores for homeowners. Gutter cleaning is one autumn to-do item on the list that shouldn't be ignored or even postponed, whether you're tackling the task or hiring professionals to handle it.
It's important to keep gutters cleared.
"The primary purpose of the gutter is to protect the foundation from the water that is falling down," says Troy Hillard, owner of Wash Rite House Washing. in New Zealand. Clogged gutters prevent rainwater from flowing properly through them. When the water is blocked, it can pour over the gutters' edges and run down the walls or other areas it isn't supposed to, which can lead to bigger problems.
"The biggest problem with leaving debris in the gutter is that the gutter is designed to hold a certain weight of water," says Mr Hillard. When the additional weight of deteriorating leaves is added in, the gutter and the parts of the house it's attached to could be compromised. The gutter could detach from the house, taking the fascia with it.
"Most gutters are plastic or aluminum and most of the trees here in New Zealand are oak or pine," he says, adding that when oak leaves deteriorate they create an acid that can, over time, eat through the clear coat or paint on gutters to eventually deteriorate the metal.
Having the water flow where it's not supposed to could also cause problems with drainage or grading in the yard. Basements or low level rooms could develop leaks. Any of these problems could lead to significant damage to the house, Hillard warns.
"I've cleaned out my own gutters four times in the last three weeks," Mr Hillard says. "If you do it often, it doesn't take very long."
Here are tips for cleaning gutters:
Ladder Safety -- To do the job yourself you need to be comfortable on a ladder. It's also a good idea to have a helper holding the base of the ladder to make sure it remains stable and safe. Choose a ladder that's tall enough to reach the roof and make sure it's safely secured against the side of the house.
Right tools for the job -- Begin the work prepared, wearing heavy duty gloves to protect hands from sharp branches and slimy debris. It's also a good idea to have a scooper to access the gutter's narrow edges and reach all of the gunk that has collected inside.
Choosing a professional -- When hiring someone for the job, ask if they're insured, and work safe compliant Otherwise, the homeowner could be liable if a worker is injured on the job.

Is your home KILLING you ??

Is your home KILLING you ??

A lot of people don't know and or understand the dangerous circumstances they are living in on a daily basis just by the fact that they have not washed there house in a few years.
Take a few seconds and go out side and have a look at the shaded side of your house and have a look to see if you can see mold grown on your house?? If you have not washed your house in a past two years there is a very good chance not only can you see mold but a large portion of your house will be contaminated with mold.

Molds are organisms which are neither plant nor animal. They are part of the fungi kingdom.
Unlike plants, molds do not get their energy from the sun through photosynthesis. In fact the sun's ultraviolet light inhibits mold growth.
Molds also digest or "eat" the material they are growing on. Yes that's right mold is eating your house and your roof away, The role of mold is to break down decaying organic matter such as dead plants, leaves or dead animals.

Conditions for Mold Growth on your House

Besides oxygen and organic materials "Dirt" containing carbon to provide nutrients, the other main requirement mold needs to grow is moisture. You can find mold growing almost anywhere provided there is enough of a moisture source for it.

Mold problems cannot develop on houses unless there is a moisture problem. The moisture accumulation might be caused through humidity, condensation, or water intrusion from leaks, spills, floods, etc. Most molds only require suitable materials to be wet for 24-48 hours before they can grow.

Molds that can survive using only humidity as their moisture source are called Xerophilic, whereas other molds require an accumulation of moisture to grow. outside the house the best way to prevent mold growing is to limit moisture by limiting shade.

Besides moisture, mold also needs the temperature to be right before it can begin to grow. Mold grows best in temperatures that we would consider warm, however there are some mold species that can even grow in temperatures as low as 2 degrees Celsius. If a mold colony's environmental conditions become unfavorable, instead of dying it can lay dormant until conditions become right again when it can continue to grow.

What is Toxic Mold?

Out of the several hundred thousand species of molds, there are about 16 different species which are known as toxic molds because they can release mycotoxins which are toxic to humans and animals. Some of the most common toxic molds are:

  • Aspergillus
  • Fusarium
  • Paecilomyces
  • Penicillium
  • Stachybotrys
  • Trichoderma
All of these molds can be found on the exterior of your house or on your roof

Toxic Black Mold Symptoms

On this page you will find symptoms caused by the
Stachybotrys chartarum species of mold, which is also called black mold or toxic black mold.

However not all mold that looks black is Stachybotrys and in fact most dark mold isn't even toxic. For a list of symptoms that other molds can cause visit the Mold Symptoms page.

Types of Toxic Black Mold Symptoms

Toxic black mold causes serious symptoms and health problems such as mental impairment, breathing problems, damage to internal organs and sometimes even death. The main groups of symptoms toxic black mold causes are:

  • Immune system problems
  • Reproductive system problems
  • Tiredness and discomfort
  • Other illnesses and health effects

Mental and Neurological Symptoms From Toxic Black Mold

The trichothecene mycotoxins produced by toxic black mold are neurotoxic. This means they can kill neurons in the brain and impair a person's mental ability. They also cause nervous disorders such as tremors and can cause personality changes such as mood swings and irritability.

Symptoms:

  • Confusion
  • Brain fog
  • Shortened attention span
  • Difficulty concentrating and paying attention
  • Slowed reflexes
  • Disorientation
  • Dizziness
  • Memory loss and memory problems
  • Impaired learning ability
  • Hallucinations
  • Shock
  • Anxiety
  • Depression
  • Aggression and other personality changes
  • Tingling
  • Trembling
  • Shaking
  • Seizure
  • Numbness

Respiratory Symptoms From Toxic Black Mold

People living in homes with toxic black mold are exposed mainly through breathing in toxic black mold spores and mycotoxins. Toxic black mold mycotoxins create irritation and a burning feeling in a person's air passages such as the nasal cavity, mouth and throat.

The mycotoxins can even become lodged in the mucus membranes, sinuses and the lungs which then causes a burning feeling, breathing problems and bleeding in the lungs.

Symptoms:

  • Difficulty breathing - breathlessness or shortness of breath
  • Wheezing
  • Coughing
  • Pulmonary edema - swelling of the lungs
  • Pulmonary hemorrhage - bleeding in the lungs
  • Sore throat
  • Burning sensation of the mouth
  • Bleeding gums
  • Runny nose

Circulatory Symptoms From Toxic Black Mold

Toxic black mold mycotoxins can be breathed in, ingested, or absorbed through a person's skin or eyes. Eventually the mycotoxins then find their way into the person's blood. This leads to heart damage, problems with blood clotting and internal or external hemorrhaging.

Symptoms:

  • Irregular heartbeat
  • Heart inflammation
  • Damage to heart
  • Low blood pressure
  • Bone marrow disruption
  • Bleeding tendency
  • Blood not clotting properly
  • Hemorrhage - internal bleeding
  • Vomiting up blood
  • Bleeding in the brain and in other organs

Vision and Eye Symptoms From Toxic Black Mold

Toxic black mold mycotoxins that are in the air can enter a person's eyes. The mycotoxins are cytotoxic (toxic to cells) and when they come into contact with eye cells they cause inflamed and injured eyes and create vision problems.

Symptoms:

  • Eye inflammation and soreness
  • Red or bloodshot eyes
  • Eye damage
  • Blurry vision and vision worsening
  • Jaundice (yellowing of the eyes)

Skin Symptoms From Toxic Black Mold

Through the skin is one of the three main ways that toxic black mold mycotoxins enter the human body. There have been cases in the past where people have handled hay contaminated with toxic black mold and developed severe rashes and skin problems on their body where they touched the hay, as well as on sweaty areas like the armpits.

Symptoms:

  • Crawling skin
  • Dermatitis - skin inflammation, rash, blisters, itchiness
  • Jaundice (yellowing of the skin)

Immune System Symptoms From Toxic Black Mold

Toxic black mold puts out chemicals which suppress the immune system. In fact many immunosuppressive drugs are actually created from toxic molds. A person who is immunocompromised from being around toxic black mold will more easily get infections and sicknesses.

Symptoms:

  • Immunosuppression - immune system not functioning properly
  • Infections reoccurring

Reproductive System Symptoms From Toxic Black Mold

Mycotoxins from toxic black mold are teratogenic. This means they can cause problems in the fetus during pregnancy which then leads to birth defects. Toxic black mold mycotoxins are also cytoxotic and mutagenic (cause cell mutations) and inhibit protein synthesis including DNA and RNA.

Symptoms:

  • Infertility
  • Miscarriage
  • Impotence
  • Fetal development problems

Tiredness and Discomfort Symptoms From Toxic Black Mold

When a person is around toxic black mold the immune system may release a sedative called Chloral Hydrate. This is used as a defense to try to slow down the effects of toxic black mold. But this also makes a person tired and causes fatigue. Toxic black mold can also cause soreness of the muscles and joints.

Symptoms:

  • Chronic fatigue
  • Drowsiness
  • Weakness
  • Aches and pains
  • Muscle pain
  • Chest pain
  • Abdominal pain
  • Joint pain
  • Malaise - general discomfort

Exterior home improvement ideas for any budget

A home’s curb appeal can make or break a possible sale, but not all landscape and outdoor projects are worth investing in. “Steer clear of renovation projects that appeal to a small number of buyers, as this could substantially lower the resale value of your home. For instance, an in-ground swimming pool might be an attractive feature for some, but many home buyers see it as a hassle, at best, or even a possible money-pit. Instead, focus on updating the exterior rather than adding expensive features.
The projects you choose can also vary dramatically when it comes to a return on your investment. For instance, adding a deck can provide a 75% return, while a patio offers only a 30% to 60% return.

Roof

The roof is arguably the most important component of your home. So spending $11,000 to re-roof a 200-square meter roof every two or three decades is acceptable. Which is why Kevin Barwin or Hamilton New Zealand was very unhappy when he had to replace his home’s roof after just 12 years. Barwin had initially paid to install organic asphalt roofing shingles manufactured by an New Zealand company Metalcraft that came with a 20-year warranty. But just over a decade after installation Barwin thought he was forced to replace his roof as it had discolored and had black streaks running down the roof. The shingles had begun to change color and it really started to effect the way his house looked from the street. To prevent further damage, Barwin was refereed by a friend to call Wash Rite to get a professional opinion on whether the roof can be cleaned and or restored or would have to be replaced with a new roof. Once Wash Rite inspected the roof Barwin was surprised that not only can Wash Rite clean the roof but they can get the roof to look like new again and at only 9% of the replacement cost. Barwin was even more impressed by the warranty that Wash Rite gave that the roof would stay clean for 2 years. To avoid Barwin’s experience,  Contact you local Wash Rite franchise and take them up on there offer of a free inspection to see if your roof can be protected by a Zero pressure roof wash. This process will remove all the corrosive algi , mould, lichen and will return your roof back to a like new state and will extend the life of your roof by years and at only a fraction of the replacement cost.
Pro tip: Want a cost-effective roof with a 50-year warranty? Go with metal. Metal does not absorb moister, it reflects the suns rays, It has a hard smooth surface so harder for moss, mould and lichen to get a grip on and start growing.

Siding

Siding can be a quick, cost-efficient and durable way to update your home’s curb appeal and, on average, offers a 77% return on your investment. If your sidding is just dirty you can get your house washed for under $300 in most cases by Wash Rite or if there is damage replacing a few boards will make the world of difference
Pro tip: Many fibre cement board manufacturers offer a pre-finished board, so painting is unnecessary. Plus these products come with a 20- or 25-year warranty and require little more than an annual washing for maintenance.

[ Splurge! ] Solar panels

Elon Musk’s Solar City just launched a tempered glass roofing shingle that doubles as a solar panel. These panels are stronger and more durable than clay or slate (or just about any other roofing material), but no solid pricing has been released for the solar panel roof tiles, as yet.

[ Splurge! ] Front door

Entry doors are the punch to your appeal. Fiber glass doors offer an 82% return on investment and are usually cheaper but more expensive to install. Expect to pay at least $1,000 for installation of a basic steel door and about $2,000 for a fiberglass or standard wood door. Prices on custom wood doors vary considerably, but expect to pay $5,000, installed.
